It’s shaping up to be a December to remember in the Pasadena real estate market…

The number of single-family homes that have sold in Pasadena over the past 30 days has risen more than 10% when compared to the same period last year – 76 in 2012 vs. 69 in 2011. The median sales price of a Pasadena home rose more than 2.5% for the same time period – this year’s median price in $577,500, while last year’s was $563,000. The average sales price of a Pasadena home showed a 16.5% gain at $805,055 this year versus 2011′s $691,162. The average sales price per square foot of a Pasadena house sold in the past 30 days was nearly $414; last year’s figure is $382, for an increase of more than 8%.

With all 4 of these key metrics showing increases, it’s safe to say that the Pasadena real estate market is heating up. Prices have definitely risen over the past year and there is no sign that the imbalance in supply and demand will be changing anytime soon. There are still many more buyers in the marketplace searching for homes than there are homes for sale in Pasadena. We are in a sellers’ market, to be sure.
